Interest-tracing rules makes it a pain to "store" personal $ in the HELOC pay-off, though the tax-free status of "money saved" vs "money earned" sure makes it tempting.

I assume that over time, regulations will probably catch up in all of these cases, but I'm going to predict that STR owners will complain bitterly when they are forced to install sprinklers in every room...I do get your larger point though that change generally is positive, but is always associated with pain for the status quo.

Hendo had a big hotel and parking deck approved last year - not sure of the status on that.All to say, it won't be the quaint western NC mountain towns most folks think of when they hear "Asheville" for very long...but likely good for investors.

HUD does have a few different status Exclusive- Means only open to taking bids from owner occupants and non-profits.

@Victor N.Not necessarily...as it's solely husband-wife ownership in the LLC and they're in a community property state (TX), they can elect disregarded entity status per Rev Proc 2002-69 and avoid the partnership return.

I was invited to do Air BNB plus on my units, so I had to oversee this part closely because I wanted to get the status.  

My lease states either party can terminate the lease during the month-to-month status with the appropriate notice.Legally, I can terminate the lease (it'd be a hassle with Section 8, but it can be done) but I'm not sure if I actually should or not.
