These have the highest rent to price ratio and have minimal cap ex since they are new.Another option would be to buy a short term rental, but that is going to be more expensive and is more active than long term rentals.

Markets like Cleveland, Dayton and Toledo will be better ohio markets for cashflow than Columbus which can cashflow but is also more on the appreciation side @Ivona Villanti

That would b much better than flip and make 75k after 6 months.If you can't live in the flip, that may not be a good option as risk is higher, so we do some like rehab and live in it.
