I customized it to show one of my houses, when I purchased it, for how much, a description of the house, and the land description.  

Just out of curiosity, as I consider entering the real estate market with ambitions of developing a geographically diversified "buy and hold" rental portfolio over the upcoming years, I would be curious to know if people would recommend looking at local property managers or if there are property managers that have a nationwide presence.For instance, say I start with a house in Dallas.

As you said, you need to focus in to the geographic areas that will enable you to execute your game plan profitably, whether it's a flip, wholesale, BRRRR Etc.

You did not mention any of the geographic information on your current living place or the location of the subject property, both of which has some meaning in my answers. 

Say you price the home at 499,999 in MLS and put in the description that you are willing to consider all offers from 499-539 or something.

In the Lease, just make sure the wording is descriptive & crystal clear, and worded in simple, plain english. 

Not very organized would be the best description.

A couple things to consider other than the obvious things like price and pictures. 1) Was the written description of the property and the rental terms clear and concise.

I'm just saying that's what comes to mind.When I hear "middle class" lifestyle, I think of a summer vacation to the beach, a winter vacation to visit faraway family (or maybe Disneyworld,) buying a modest new car (not a Tesla or MB) every five or six years, owning (or paying for) your own home and being able to keep it up, eating out with the family a few times a month, being able to afford music/dance lessons and sports for the kids, going to the movies without having to save for it, college options for the kids being limited to those options that cost (whether through the actual cost or cost after scholarships and grants) less than $15K/year, those sorts of things.I guess we could shoehorn these wide-ranging descriptions into "lower middle class" and "upper middle class", but some of the responses here indicate to me that the gap in our assumptions is much larger than that.Anyhoo, this is a fun discussion to follow.
