He didn't even post it for the first 2 months insisting it needed things like deep cleaning (I'd just finished windexing every inch of the floor the previous week), that the stove didn't work (I paid $100 for the plumber to tell me his cleaner had unplugged it), and more supplies (in the end, I was charged for 3 bathmats).

I think I've found a good PML who's willing to do 100% financing (purchase + rehab), but I will definitely consider using CC's for upfront expenses like ordering supplies and materials and even paying the contractor ahead of scheduled work inspections/draws. :)

@Will Lotherington You will also have to pay for all utilities, add internet, cable or satellite (to do it right).You'll need to furnish it with good to nice furniture, provide consumables, sheets, towels, cookware etc.You will need to replace items as they wear out.You will need to clean the place after each stay or coordinate and pay someone else to do it.I think these cost will eat into or eliminate any potential profit over what a Long Term rental would bring in with much less effort.
