I also, thought starting with multi family would have been the way to go, but looking at some of the postings it does seem there can be more profit potential, fun, and easier to start with SFRs.

I say this because its a fun learning experience and if its vacant you really aren't risking much in terms of causing anyone a hard time over it.Just make sure you have a 21 day inspection period.The other thing too, is look at houses being rehabbed in the area.

No transactional funding.No fear of not finding a buyer.No complicated marketing.And little competition really.And I would addit is more fun to help a seller get more money by selling on terms with a Lease Option Assignment than for a seller getting a sub-wholesale price.Best Wishes,Brian
