NEW DESIGN - THOUGHTS EVERYONE?

We are purchasing a lot in San Clemente, CA and are planning on building a 2800+ sq. ft. 4/3 House, with a view of the ocean. Here's the plan my son Michael has drawn. (Sorry, the floorplans are a PDF document, so I'll have to save as a JPEG and post later)

The entry is from the back of the house, accessible from a semi private drive. The view is actually on the street side (but they don't allow garages in front) so the house is oriented toward the "back" of the house where the view is (bottom picture)

Should sell for around $1,200,000. Lots in the area are extremely rare, and new homes are extremely hard to come by, on the ocean side of the 5.
