I've looked various sites and feel $850 was fair, but maybe it's not?

I feel like the guidance is useful but the price is now up to $5,800.

We make money on the cleaning fee (its a long story), and so there is some value in the number of turns we do.A lot depends. 

In terms of yields, capital appreciation, and taxes.I was considering Dallas TX and Tampa Florida as of right now because I feel they're both strong markets and favourable tax situations.

I'm a freelancer so I have time which I feel is valuable so I can add some sweat equity to whatever I do.
