That’s my biggest fear. 

FEARS********I plan to stick to somewhat nice areas, not too downscale.

If you are in the Bay area you can fly direct to Cincinnati or Cleveland on Southwest, same from Los Angeles.I fear you give up a lot of performance that your money could provide to you.

I’ve been researching online quite a bit but that initial fear is still a bit scary, especially for investing remotely.Currently looking at Kansas City MO/KS, Columbus OH, Little Rock AR.

I'm always concerned about raising the rent as the transaction costs in time & money are severe to lose the tenants - since it's a higher end place it takes longer to rent, then there's agent costs & new paint/rehab...Any advice on how to avoid the fear/lack of leverage I often feel when raising the price - or what to be thinking about?

Supply and demand are the driving forces, and seller's are currently chocking the market out of fear, not because of policy.

Many investors fear issues with the lease and right of way but I embrace it. 

My fear is that it won’t be cash flow friendly.
