If it allows you to download data online, then you are in good shape and don't need to buy the lists.If your county recorder does not allow you to download data online, then you will have to look for a company that offers you the recorded data for notices of default, notices of trustee sales, etc.

So might be a issue now or later if tenants have issues they'll turn on you and call city...I'd rent as it was intended a SFH and get a rental license if required from city to rent it as such. download your state landlord tenant laws and research your city requirements for rental license.
