I’m only running the business part time (15 to 20 hrs a week) and it’s already bringing in about 3k a month profit (with everything subtracted from revenue besides taxes). 

This will be the 3rd rental property in my portfolio. with the interest rates being so high I feel Iike a higher down payment could be a good idea over the long run, but I’d like to hear some ides on this, thanks in advance !

Usually you can add additional support and fix this problem but I did run into one house where there was a single center support running through the middle of the house that was entirely rotted and the only way to get a new support of the appropriate length in would have been to take out a portion of the basement and first floor walls.

Hey Isidore, I know Section 8 is being pitched as the new, easy way to invest in out of state markets with little risk.That's just not true.I own 12 doors in Detroit, 3 of which I rent to S8 tenants.

Either a walk-out basement or a back door on the main level that goes straight into the stairs to the basement. 

I am running numbers on the property I got surveys and plans in and permits that have expired my dream of giving my kids two places.

@Nicholas Ardakani I'm happy to share the exact numbers I've been getting on a couple of units right outside of downtown San Diego and just got 2 more units there up and running as MTRs this month.

It's a great market if you take the time to understand it.I have 14-doors there now and happy to share some resources if that's a market you're interested in.

WE generally sold our notes after a few months of seasoning. note buyers for land in those days wanted 20% returns at least.. so it became a function of running PV's as to how we would set the terms..

@Gary FoxSo this may sound like a dumb question - but why did you invest in a syndication that is appears to be selling securities and running it illegally since they never register it as a securities exemption?
