I also like to see some type of relevant stress tests on the deal as well that provides a few if/then scenarios as the performance is not likely to hit on all estimated metrics throughout the hold period.As always, there are many other areas that you can investigate in your due diligence process, but you can feel confident with just the items above if youāve done all the work up to this point.

@Eric Schwake I have also looked into that, spoke with Corey I guess he was there point man for this.He was able to answer all my question and I decided to check this further and he forwarded me an availableĀ note.Looks good on paper, no hassleĀ and get 8% return.So I asked him few more question on property and repair mentioned and other paper he provided,Ā he answered few and when i start digging more on how the cost was concluded he mentioned note is SOLD now.Not saying it was but seems odd to me, he hasĀ not forwarded any note to me after that.Do your due diligence ,Now that i know more overall its very easy to inflate the price based .

Also closing in this state is a bit different (than Iām used to at least)...the seller isnāt required to disclose nearly anything, there is a non refundable due diligence fee that is in essence liquidated damages for keeping the property off market (normally equates to about 1% of asking price but in the current market this number is increasing with specificity) andĀ there are more fsbo than ive ever seen in any other market.
