As Taylor mentioned we have a local BP group that meets monthly, but I'll PM you the details. 

She believes the house may be in foreclosure but does not know if the house has been foreclosed on (she was not getting her mail forwarded to new address).

They are a little harder to get into but has less competition and itt's not retail buyers.You might have to form a partnership to do that but as long as you keep control it can be a better thing and you can have several units at the same address.

Can someone tell me in detail how foreclosure houses get flipped?

Take a look at the maps and look at the individual addresses that were used as a basis, as a rent comp in another section of town that may not be applicable could dramatically raise or lower the rents given. 

I feel like someone should do a video and walk through of a real life MLO contract, covering each section in detail

Is it appropriate to call the seller and try to get information/details/pain points directly from him, or go through the standard channel of the listing realtor?
