There issues of safety, mental, lease, and legal.

My daughter has a bunch of stuff in the evenings that conflicts.

I am very good at renovating(not a contractor though) and I want to use these youthful years I have towards working hard physically and mentally to achieve my goals .

When I purchased my primary residence I had the same mentality as my co worker.

In 2003 shortly after her husband died (who was never on the deed), she quit claimed the deed to herself and to one of her daughters, Kate.

In my case it was purely by chance .I purchased a home on auction.com a few years back and it turned out my friend was at the tale end of his short sale stay and had to vacate  His daughter qualfied for the home . i simpy googled a state contract for California and it had all the steps to to complete the transaction and the escrow company helped with the rest   it really is an easy process and I was able to save realtor fees and pass on some saving to my friend.

So I've got an update, I'm still trying to get a hold of the male tenant but the female tenant and here daughter moved out and file some sort of restraining order against the male.

In my opinion that is the first step you should take in any adverse possession play.I have found that very often the owner has indeed intentionally abandoned the property - usually due to other debts on the property or personal issues ranging from disease, to imprisonment to a change in the owner's mental or spiritual state. 

We mismanaged and this house took up so much of our mental power and physical power...the drain this property took from our focus and our team was the greatest loss.Bottom LineHouse took us 12 months to purchase, rehab and sell.
