I used to live in that neighborhood many years ago - it is really nice and also very good access to downtown PDX.

The routers we use are capable of both layer 2 & 3 segregation and we provide each unit with its own isolated network segment.802.11 (WiFi) becomes problematic as the size of the building grows:  if you have 6-tenants, each with their own personal WiFi network the interference is tolerable, but once you scale to a 20+ units the tenants access points will be fighting with each other and there will be a lot of RF noise.

Therefore they will most likely not even look at a DIY project unless you are a contractor who is constantly buying fix and flips and can prove it.

It's also important to give yourself some down time during naps or in the evening--if I was constantly switching to work mode during those times, I'd end up exhausted and snappy when the kids got up. 

I'm constantly driving for dollars in the Laconia and Gilford areas and very interested in making a purchase in the near future to start building a portfolio.

It helped me tremendously to have someone that had access to the resources needed to get through the process.

I constantly get yellow letters and the like.  

Walls need to be moved around to open areas up and to change the design for things like moving the master bath access to the master bedroom instead of the hall.
