I'm planning on house hacking (honestly comfortable renting out bedrooms in say a 4-5 bedroom house) and having that cover all my expenses. 

I am working with my brother in Alleghany County, but much of the information we find is outdated or is based on national averages, which is useless since Pittsburgh is a city with below-average homes and many blighted homes.

After all expenses, including CapEx it generates around $950/mo in cash flow, not including debt paydown.

If the average rental price is $100 per unit, great deal.Flip on the computer and do a quick price check for 10x20s.

Paying for taxes because of a misfiling will be more expensive than just getting another CPA.

From my experience, people usually do a fine job with revenues and expenses, but mess up the accounting for assets and liabilities.

I am working on one of these right now for another client and our underwriters will average income for the last 12 months from your W2s.

That can be VERY expensive if rates do drop on the next year or two.That being said they can be powerful products as long as you understand the pro's and con's.

HVAC is really expensive nowadays and it doesn't make sense to buy something that is going to have HVAC issues right off the bat. 5.
