What else is not accurate?

This way I could make money and help people as I learned- while eventually gathering the skills, contacts and resources I need to become an investor and achieve financial freedom. 

I am currently working with a new investor but I am extremely driven and have the ability to gather numorous properties and wanted to grow  business.

I'm definitely new to this, so gathering stats from comparables and rental prices is not something I feel really confident about, but it seems a 2-2 in the area will rent for $800-$1000/mo and 3-2 rents for $1100-1400/mo....most of those numbers come from apartments without garages/yards, but some are from duplexes.

I was wondering how accurate some of the home estimates are.For example, the home i'm currently looking at is $100,000 yet the Zestimate is showing $283,145.

The entire property would be designed as a universal event space for a variety of gatherings and events.

Account Closed  I don't think that report is at all accurate.. .... and or its skewed by the turn key companies and does not include full rehab costs... 

Casey,You need to provide more info (as to why different % split would be justified) in order to get an accurate answer. 

Some companies look at their cost to acquire a customer through traditional channels and determine that paying a sales staff of entrepreneurs is a much more cost effective way to gather customers. 

Google maps show it about 20 miles away and a 30 minute commute but is that accurate?
