We have been getting notices from section 8 that say they cant accept the rent amounts on stabilized renewal leases.

Thanks @Mike HartzogI have been informed that this is generally acceptable if a copy is still available, but some states are cracking down if the original cannot be produced. 

It’s perfectly acceptable to list a property with tenants in place.

I did so when I accepted guests with several 5 stars and noticed they are not the 5 stars type but previous guests have been too nice obviously.

Unfortunately, our offer was not accepted and the seller accepted someone else's.

The last several years we have had appreciation, in many markets this has been slowing down.For the people looking at larger deals - it will be about remaining conservative as you have but also making sure you test your numbers. 

Was told we "passed" the lender's test:  730 Credit scores,  plenty of $ for DP and reserves, years fo experience as RE Broker and PM, plus 2 rental properties and hx of BRRR.  2 weeks later, " the lender feels you do not have enough recent flip experience" and terms are up t 20% DP plus 4, not 2, points.
