Personally I would rent it as a 2 bedroom as long as it meets city requirements ie; window large enough for egress, a closet, a door, and minimum electrical outlets.

A few things weren't done (windows were supposed to be caulked, the front hand rail was supposed to be secured so it didn't wobble, the two vacant rentals were not broom ready and were a gross mess, etc.).I called my RE attorney and he told me since the closing had already occurred I was pretty much out of luck.

Rental area Comps: $1,600.00/unit per month (some as high as 1800)Repairs: none needed to rent one side (windows must be replaced soon)As I see the numbers:Income: $3,200 (potential)Expenses: $1,163.00 (Vacancy, Taxes, Insurance, Maint etc.)Mortgage: $1,690.00 (plus/minus $50 since we haven't locked rates yet)We appreciate everyone's help and advice - we are very excited, but the ROI seems low for an investment, however, this will act as an entry into RE investment and allow us a place to live and collect some rental income simultaneously.

The owners are collecting rent below market value because the units are outdated and out of place in that market, if upgraded we can move to column 3 which reflect the value of units if updated to (granite counters, prefabricated high-grade counters, stainless steel appliances, constituted wood flooring, split ac units instead of window units, new windows (hurricane proof) and a driveway instead of dirt) which will match the neighborhood.

Some windows need to be updated or replaced.Sewer line is good, but sinks need to be snaked (grease).Upper unit has a working furnace.

This will also allow you to take time on the work and learn first hand each step of the reno process-You have to live somewhere, might as well learn REI in the process - no better way to learn it then to submerse yourself in itWhen I calculate the cash flow for my house hacks, I look at where the rents for each unit will be by the time I renovate the units and am ready to move out (I choose a 1 year window) - Don't focus on the lost rental income while you are occupying the property, you need a place to live anyway - I view the negative cash flow as rent.
