First BRRRR and Need Thoughts on Rehab

Currently have a Duplex under contract for $35k, rehab estimate is at $20k with a $5k contingency, ARV is $80-$100k. Looking for thoughts on what some experience BRRRR would do with this place cosmetically (already doing all the windows). Its a 1 BR unit and a 3 BR unit. Its in a C+ Neighborhood and a decent town. Let me know your thoughts!

@Account Closed I like this list.  Deff doing new windows and everything that Eric listed.  The new windows are needed really bad, they are rotted out completely.  The cabinets in the 3 bedroom are shot completely.  Unfortunately looks like we need to replace those, however there is a Habitat for Humanity restore on my way to my office every day I can stop in and see what they have come in. Same with windows and such.  I will have to evict/not renew month to month lease for the tenants so that will give me 60 days to gather materials for my contractor and try to get some sales/discounts on stuff.  

My contractor is going to work on the outside first anyways and my wife and I are going to clean the yard up and get some mulch down.  At least get that done while we're waiting for tenants to leave.
