First BRRRR and Need Thoughts on Rehab
Currently have a Duplex under contract for $35k, rehab estimate is at $20k with a $5k contingency, ARV is $80-$100k. Looking for thoughts on what some experience BRRRR would do with this place cosmetically (already doing all the windows). Its a 1 BR unit and a 3 BR unit. Its in a C+ Neighborhood and a decent town. Let me know your thoughts!

What does your competition look like? Model it like theirs plus a touch nicer and more durable if possible.
Numbers look good. Can you make the 1 bedroom a 2 bedroom?
Just looking at the pictures I’d do some of the following (priority dependent)
New Flooring
Bathroom remodel
Paint
Repair any broke items
Kitchen refresh
General cleanup outside
Maybe some insulation and new sheet rock in some places
Looks good overall to me and I’d be interested in your after pictures to come
