If you guys can do a 4 unit property and live in one of the units.

(Other rooms too I’m sure) The options may not be as attractive and appealing on a flip as we see them for our apartments but I know our tenants love having the $35/month electric bills once we get done installing the LED fixtures throughout all the units we rehab.

I know it is valuable to that investor because then he would be able to knock down both if he wanted to and put up a multi family unit.

Hey AndrewNot sure where you at unit wise or where you are trying to go, but we are statewide in FL (and a few in NJ) and at around 70 doors currently.  

I think i want to fix and flip unitl i have enough to do a rehab.

It's difficult to prove, you can't force your way into the unit to find the smoking cigarette, you don't always know where smoke is coming from.

I am also a commercial mortgage broker on 5+ unit multifamily.

The mistake I made (so far) was focusing on what needed to be done in the unit (total overhaul) and not on what was needed to set up a business.

Until then, you have full control of the unit as if you are living there whether or not your are is another story-but you are paying for the house.
