I have to really force myself to think rationally and slow myself down at times. 

I wont force you to work with me because as someone already said if your a flake im not working with you.

I am looking to be the Owners Rep and deal with GC directly.I agree "the tasks listed are the General Contractors responsibility"; however, as a developer I haven't found (yet) a GC who can perform those tasks efficiently so it had forced me to create and implement systems in order to scale my business. 

My guess is that the tenant believes this will stop the forced move and when push comes to shove they will not pay but you absolutely can accept the money and still enforce the writ

I was forced to deal with general contractors and saw their quotes vary anywhere from 30k to 15k for the repairs.

I don't like being "forced" into paying for anything.

I definitely would like to know more on "How you were able to put it together"I'm looking at an 8 unit and a 6 unit myself but I'm thinking about waiting until I return from my Bahama cruise next month then go full force since I will be more focused.

Those who need the money force themselves to stay at jobs and in careers they do not like.  

Slow pay to a contractor can force them to go take other jobs, which in turn delays a project even more.

We couldn't allow some people to post events and then force others to pay to do so.What we've done is create a forum for events, which this thread is currently in, where ONLY the initial poster needs a PRO or PLUS account.
