@Joe Splitrock Exactly, I also spend a few hours and verify the #'s and have found some errors like a couple things mistakenly omitted, that's one thing, but putting out a wrong date in an email to all your clients who will rely on it is quite another.

I still see them in the vacation area that I like to work, but typically can't make the numbers work given that I have wised up to the fee burden - and there hasn't been another rock bottom foreclosure since I've had money to get another deal.

My thought is we would be able to save the 6% the seller would typically pay the 2 agents and maybe split the different, thereby making it a win / win and saving both sides a little money.What am i missing?

Because this isn't the rock bottom of 2009-2012 and home values have appreciated greatly since then, naturally there is some hesitation now since opportunities aren't as good as they were a few years ago.
