For example if you rent it out to a family with kids and dogs, there will be chance of getting frequent service requests vs. if you were to rent it out to a single person.

Here are a few: The tenants themselves and payment history (rent roll), lease terms, condition of units, deposits on file, any additional fees being charged/collected, thoughts from neighbors, pets, and how taxes are assessed in the area once it is purchased.
