Rochester NY market for wholesaling

Hey just passed my RE exam and debating whether to take a realtor position or work with a mentor locally. I would like to wholesale or bird dog to gain some capital to get my first property but I’m not sure which is the better choice. What do you guys think about our current market and changes to come?

Congrats on getting your license! 

Why not do both? Rochester has been in the top 5 real estate markets for the last few years, and it doesn't show any sign of slowdown yet.  There's a mess of groups here locally focused on helping people learn the ropes both for real estate as a realtor and for real estate investing.  

Personally, I'd suggest attending one of the online Zoom sessions with Freedom First REIA, based here in Rochester. They have a meeting this Thursday at 9AM for people interested in alternative real estate investing strategies - including wholesaling. The meeting is hosted by a couple of members, one of them is probably the busiest / most successful wholesaler in Rochester.

Check out their website at ffreia.com and hop on the meeting, if you can.

If not, they have 5 regular meetings a month for everything from landlording to general education to alternative investments.  It's a great place for new people to learn the ropes, network, and find a mentor if they are interested in going down that road.
