I am not one that says you should only buy property in major metros, especially when looking at smaller multi's, but super rural is always going to be hard.  

As for a good deal, I don't know the SLC metro market very well, but I can tell you that in the long run, if you find a place that breaks even the first year and you can start steadily raising rents while your property appreciates nicely, you won't be mad at yourself in 10 years. 

I'm renting it to great tenants for $1850 and it is in a great B+ neighborhood in a great central location relative to the entire metro area. 

Cameron is pretty far out from the metro area.

It was a smooth transaction.We have lots of California investors looking at Metro Phoenix now.

They cover much more short term rental related damage, even bedbug treatment, which is common in NYC metro area. 

I'm trying to stay relatively close to metro north since I don't drive.

I’m trying to tighten my search criteria and see if pushing outside of those metro areas is a good idea or a bad idea.
