I'm a first-time investor looking at purchasing my first property for a house hack!

Currently, I am working on renting out my extra room in my 2 bed, bath condo.

My boyfriend, Asa, who runs his own lawn care business, and I are looking to venture into real estate investing.

Because I'm in the Bay area, I can't really invest in my backyard so to speak. 

My neighborhood is thinking of no longer allowing vacation rentals.  

My contractor also does the showings with me on facetime. 

My question is: how do I start with little personal capital?

In my experience, getting financing that covers the cost of rehab can be a game changer.
