My guess is they have had no CapEx or maintenance, since it's only 10 years old, so they have gotten a 6% cap for the last 10 years, and they are selling it just in time for you to have to start worrying about the water heaters, driveway, appliances, and other things that might be approaching the end of their new, hassle-free stage of life.

I would get a good inspection on the house and maybe be a little more conservative on the rates and calculate for like 4.5% interest rate just in case.

@Sid Leibowitz made a good point in regards to the service agreement and I would also recommend a home warranty, just in case.

Here are the numbers for the property:Price: 79,900financing: 25% down cashcurrently rented, gross income  $14,760 yrtaxes  $2500 yrmaintenance (tenants pay all utilities but I added this in case) $100 a monthrepairs (there has been no inspection but I would say this number just in case) $3000property management  10% = 1476cap ex 5% = 738vacancy 8%   = 1180I'm guessing it's a good deal, obviously not a great deal.
