Analysis on my first DUPLEX rental property?

Hello everyone I am hoping to do invest in my first DUPLEX sometime soon. I have done the numbers myself but since it is my first time, I would like to make sure that I did not make a mistake. Here are the numbers for the property:

Price: 79,900

financing: 25% down cash

currently rented, gross income  $14,760 yr

taxes  $2500 yr

maintenance (tenants pay all utilities but I added this in case) $100 a month

repairs (there has been no inspection but I would say this number just in case) $3000

property management  10% = 1476

cap ex 5% = 738

vacancy 8%   = 1180


I'm guessing it's a good deal, obviously not a great deal. But its my first time so I would like to make sure the numbers add up. Thank you guys for your help!
