If we end up in court will the judge see that this is in fact a "Just Cause" eviction based upon our correspondence and evidence and that I simply made a procedural error in not submitting the proper notice?

Some are coming with jobs already secured and others are coming simply because Austin has tons of jobs. 22 companies just this year announced they are moving their HQ here and every day I speak with people who work for major names that have large software departments here, even if they aren't headquartered here.

This tenant has been super difficult to communicate, when I send him text he simply ignores the text and does not reply, does not call back etc.

Shockingly, the owners that respond to postcards want to sell for prices that simply don't crunch as rentals.I can tell you that from the other side of those brightly-colored post cards (the one the I tossed out today was bright green), that property owners are being flooded with postcards from all over the country (green was an outfit in FLA).

Now we have a situation where we need to build a huge amount of new units just to keep up with demand - we simply have more people than roofs - and so the cost of existing homes has to creep up closer to the cost of new construction plus land.
