I believe you just need to have it rented for 1 week in the year to use the bonus depreciation after the cost seg, correct?

I hit 2 years at this home and tried crunching some numbers to see how much I would need to sell my current home for to break even with escrow/interest/reno costs.

Does anyone have advice on how to approach this or know of a good broker specializing in vacant residential land?

I honestly do not where to start, who to have as a partner, or what type to invest in.

I just bought a Minut to put in a unit where I know the tenant is smoking cigarettes but I have a tenant that we ALWAYS see smoke his cigarettes outside yet when we go in his unit it stinks like marijuana.

I want to use her equity as a gift for the down payment to avoid capital gain taxes.

Can I sell it to my LLC?

My biggest issue is that I’m using personal funds as owner contributions to these accounts and money moves from account to account on a consistent basis, so I’m trying to be diligent in proper accounting. 

Would love to discuss and try to navigate it.
