I got my real estate license in early 2014 and kept an eye on other condo's in my community.

It should always come down to the people that you establish as your eyes and ears, heart and soul on ground and to only invest for cashflow and cashflow only.With that being said, the numbers are so good here in the Midwest that I don't see an urge to consider any other market at the moment.Thanks and have a great day.

Another reason to keep an eye on our properties and to do regular property inspections.

If I cash-out finance in 12 months and get $87,500 back at 4.5% for 20 years, that still leaves me with 500/month cashflow plus the potential on that loan amount in the next property (assuming a bank lets me refinance).Looks like a good buy to me, but I could use some other eyes on it in case I'm missing something obvious.  

I live out of state so I won't be close to manage it.Wondering if the community has any recommendations on where to start looking, up and coming neighborhoods, trends that I should keep an eye out for outside of what I can read on the internet.I'm also open to looking north and south of SLC in areas that include Ogden down to Provo.

However when I got there, there was a good vegetation buffer...so no eye-sore.

Continue with that process until it becomes an eye sore or takes away from the property...perhaps another 10yrs down the road.Interior of this property is nice (e.g. quartz, LVP etc.). 

I also recommend that my clients get someone else who is not working on the project to keep eyes on it regularly to confirm what they are being told by the contractors.

Cities like Fayetteville NC and Columbia SC have caught my eye.

Might wanna keep an eye on all that.
