I would expect to get those rents to market rent within the 5 years to refinance to pay off the land contract.On the look out for the next property! 

You must find the highest paying job you can secure and expect to be there a minimum 10 years if not till retirement.

On the W/D and dings -- I'm not sure if you expect your PM to oversee move-ins and move-outs for each tenant to minimize dings, but the recourse there is the tenant's deposit, so this sounds like a non-issue and you got advice on how to decrease some turnover time and potential cost.On the rehab you're essentially asking for a workmanship guarantee.

Does the IRR keep adjusting annually based on expected appreciation of the property as well or if not reinvesting the returns would you adjust the number the IRR is evaluated against? 

Do this wrong and the clerk will expect full transfer and recordation taxes based on the assessed value.

I certainly don't expect them to cut the grass, but their's is the only source of water to keep the grass from dying.J.T.

Obviously I would expect to be facing fines but I would do everything possible to appease the board without any form of deception.   

Should we expect more or less of this activity under stagflation?
