@Gisselle Pena at the end of the day ever desirable market in the USA is very competitive.   

The cash value during this period would have earned $5,000 of dividends/interest-crediting.

So if you can use your first deal to get you to your 2nd and 3rd...big win...Otherwise that $32k would just be sitting in the house earning you $150/mo or 5% annual returns...based on this first project, I'd bet you could earn more than 5% with that money by BRRRRing another house... 

This doesn't include PM as we self-manage (we plan to hire a PM once we hit our desired scale)- Cash flow of $2k- Break even occupancy (i.e.

What we are currently looking at:Short Term Rental in a nearby (drivable) desirable area.

I would have preferred to have had some deals lined up but I figured nothing lights a fire under your butt than having an increased mortgage payment that isn't earning you anything!
