what are you budgeting for monthly repairs?

Anyone have any specific brand or style that is better than the other or something like, "they are all the same, "and "find what works for you and your budget," sort of thing? 

All depends upon the scope of your rehab budget. 

As others have stated, this is what will be invested into the deal that you will be responsible for bringing to the table - the lender will be covering the remaining balance - these costs will be the down payment, rehab budget you are responsible for, lender origination points, fees, among other things.

Basements are expensive to fix, always consider that cost in your rehab budget.

REHAB - not only do you need to know your REHAB budget but you need to make it FIT into your BUY financing. 

If you cross reference these two lists, you'll find a lender who has experience closing 203k loans AND will fund the escrow for the renovation budget vs selling the loan off at closing.

You could use the same process to create a higher ceiling, although I imagine it’s horrendously expensive and probably way outside your rehab budget.
