Water bill never changed when the toilets leaked passed the flappers.You can talk to the water company and see if they can give you some analysis on usage. if the usage was steady, then it might be the flapper.

If we take a look at the change in median home values from 2014 to 2018 at the tract level, it's clear that certain blocks are going up, while a block next to it has gone down in the same analysis period.

@Vincent Provenzano as someone who went from buying a duplex to now closing large deals, the pathway forward isn't easy, but well worth it and you can do the same.Right now with a crazy market, make sure you are very disciplined with your underwriting and financial analysis of the asset.Good luck on your journey.

That rent to purchase price ratio is pretty low I'd recommend re-running analysis make sure these really cashflow with debt.
