Otherwise there's just to much crime. 38th St. and N Post Rd. is no joke dangerous. 

I recently was practicing running numbers on various properties in Philadelphia and came across 328 N 41st Street... its listed at $250,000 and although its not in great conditions, its in a fantastic neighborhood (around university city where homes could go for well over 1 mil).

As far as your criteria I'd look at Town N Country and Old West Tampa.

I have a fix n flip  under contract and my lender is requiring insurance.

We can occasionally sneak them in during the check out & cleaning period b/n guests but it's a 4-6hr window, or they can buy during the semi-off season we have from Jan to April.
