STR in Indianapolis, Lawrence area

Hey all, I have a LTR in the Lawrence area 46235 and am contemplating converting it to an STR.
Does anyone have experience with STR’s in this area or any areas that are not of the typical Airbnb spots (i.e. fountain square)?

Running the numbers it all looks great but being 20 mins from downtown makes me think twice about going this route. Thanks in advance!

@Tom Moffat Local investor here. I lived in Indianapolis for about 7 years now and ride my bike all over the place. 

I wouldn't want a STR in that area. I won't even ride my bike though those neighborhoods. BUT, if the property is north of 56th St. I could see demand for Fort Harrison State Park or close to Mount Comfort you could lure demand for business travelers. Tons of distribution centers popping up over there including a new Walmart facility.

Otherwise there's just to much crime. 38th St. and N Post Rd. is no joke dangerous.
