Private lending acquisition from a wholesaler using creative?

Hey guys quick investor question, how would a private lending deal work if you're a long-term buy-n-hold investor that's trying to use private lenders to acquire a deal from a wholesaler who tied the contract up from the seller using creative?

What would the private lender type be, and what would the exit strategy be if you want to hold this property long-term?

@William Hinsche: If you are buying from the wholesaler, then you would be the borrower. The wholesaler would set up a double closing, and the private lender's funds would be used to close the transaction. Presumably, you would stabilize the property and refi into a more appropriate longer term loan within a year.
