Make sure you get a decent licensed HVAC person (possibly dually licensed as a plumber) to do the de-winterization ( I am assuming it is winterized).

I think it will be an active winter.  

Honestly would prefer not to terminate the contract since they do pay on time and I believe it will be harder to rent now as we near the holiday season.

Anyone moving in December, you have to wonder why they are moving in the holiday season.

I have to pay $150 to de and re-winterize.

If this is a time-sensitive matter, though, just be warned that you racing against the clock to get a solid foundation poured before the winter freeze sets in.

Also, since Winter months are generally slow for Real estate, I am hoping to the best but want to prepare for the worst.
