I find "security" of government-backed rent payments isn't worth the added time and hassle required to actually get paid.Section 8 housing agencies vary widely in their professionalism. 

If your duplex will generate income after you move out of the second unit then your doors are wide open.

It looks like they have picked up some new assistance, and straightened out their schedules because they appear to be back within the 3-5 day range...Unfortunately the City can be pretty sensitive where timelines can have a pretty wide range based on how busy the city is, and what you are trying to do.

Usually they only work with proven sub-trade performers who are experienced, good with creative cost saving solutions and have the knowledge and skills applicable across a wide spectrum of their trade.
