I've been analyzing some deals and the possibility of using Homepath financing.I know and have looked up the basics of the Homepath program but wanted to hear from BP nation your experiences and thoughts.Also, has anyone been successful in getting the asking price down significantly or is negotiation limited because these properties are government owned?

I guess my situation could be worse, but I have a great multifamily under contract which very conservatively needs about $20k worth of work to be 'nicely' fixed up- new stucco, paint, carpet, updating bathrooms and kitchens, etc.The problem is I already have an FHA loan, and won't qualify for the ideal FHA 203k program.

The issue is that banks have suffered catastrophic losses by letting folks borrow 90-100% on trumped up appraisals during the 2002-2007 period.

It's taken about a year, but I just got word that I should receive a final determination in a couple weeks, and it should be favorable (fingers crossed), meaning any future ruling the IRS or DOL makes on these types of retirement products in the future can't come back to hurt me.Fun fact: If you flagrantly violate ERISA laws with how you use your retirement funds, the penalty from the IRS/DOL can be loss of your entire retirement portfolio PLUS 10% or more excise penalty that you'd have to pay out of pocket.

As someone who dabbles in day trading once in awhile, I always set my exit strategy before going into a position, taking gains or losses at predetermined prices without (much) emotion in order to profit or cut my losses early.As a young real estate investor with a full time job, I have been acquiring SFH rentals at 60% to 70% discounts from 2006 highs in the Phoenix market.
