Hello all I am new to real estate investing My name is Dave Charlton I'm looking for some guidance regarding wholesaling in SC preferably near Greenville would love to help that person in anyway that I can as I am a Web Designer by trade but I will help in anyway that I can.   

I have family in the area of both rentals that drive past and the landscaping people also keep me in touch with curbside appearance issues.

The property appeared in good condition overall but not actively managed.

Building at face value appears solid, but I'm not a structural engineer and haven't gotten a look inside.

Setting the Space appears to be good - but very expensive.

I am trying to gauge the potential of this route, as modular construction appears to be cheaper than stick built.

The others that the numbers might work better on are 100 year old houses that appear to have serious structural issues that I don't want to try to tackle as a first property.

Lease is hard to read but it appears to have originally been written for $675 a month (market rent is about $775 now).  

What software do you use that makes the print appear to be written?
