Thats true Upen but its good to note that generally only the base or salary income can be used for qualification with out any waiting periods assuming the same industry.Using bonus/overtime/ auto reimbursement/commissions from a prior job will be hard to carry over unless it was a near identical position in the same industry like car sales man at chrysler to car sales man at a ford dealer or retail sales at AT&T to retail sales at Verizon Wireless.

Totally regionalin the two markets I am building new construction  Portlandia and Charleston SC  out of 60 or so homes built in the last 26 months.. all but 2 sold before I got C of O and closed with in 10 days of CO and for 99% of ask and or over ask.we are active in your market in the flips and they are moving well with profits on most all.looking at some new builds right now.. but smaller scale.I see some locals doing pretty good there just have to price right.. not everyone wants and INDY special vinyl village home for the cheapest amount possible.. cater to that edgy buyer looking for cool and modern designs close in.

jobs are coming back due to the auto industry rebound after the bailout. still a way's to go but a lot better than 2008. it looked bleak back then.you've got to look at what your rehab is. it could be $10k, it could be $20k or $30k. most average $10-$15k for making it a rental.Rob K does business in detroit 'burbs.

For 18%/month (due to volume), our PM does the following (and more):1 - Vets the new tenant2 - Handles all emergencies3 - Handles the rent collection4 - Handles collection5 - Handles evictions, including going to court if needed6 - Goes to court with us if we are the plaintif7 - Handles the building departments8 - Handles the CofO...and maintaining the CofO9 - Handles all repairs/rehab needed...this could include when the property is 1st purchased10 - Handles the transition (repairs, cleanup, followup, etc...) between tenants11 - Pays up front for CAPEX and other repair/rehab costs and we reimburse through the rents until they are whole12 - Keeps track of all of this online where we have total access.13 - Provides online access to tenant for communication, rent tracking, timelines of events, etc...that we also have access to.14 - Auto deposits cash flow into our account, and auto transfers rent from tennent's account.15 - ...and more...Your time should be spent analyzing, negotiating, finding properties, finding partners, finding more funding, managing rehab on flips, etc...
