Your value may be seen as unfair and protested.Have/Find local and experienced Team members that you feel like they can help you and possibly have enough trustworthiness and skill that someday will not need your supervision.  

I found a deal on a small 7 space MHP in seemingly great condition but mostly vacant and curious to get someone with experience take on the situation.I found this park by responding to a post for a mobile home park vacancy on a local Facebook buy, sale, trade site.

Does anyone have any unique skills they can share with me that can lead me to my first deal? 

Act quickly, but use your skills and experience to determine if this is a good deal for you after you inspect the properties.  

Understand your skills and be prepared to hire out what you aren't good at!

Although, it won't be that desirable without more protective equity.You can offer additional cash for someone to buy it.Trade & barter, post it on craigslist & see if anyone has something they want to trade for it.Good luck
