However, the house has 3 BR, 1 Master BR, 1 I describe as office area, and two weirdly designed tiny BR.The whole back side of the house has ocean view.

I'll add just a tiny bit more background here for now -- We expect we'll be living with my parents for a couple more years, so should be able to continue to save a decent amount year over year from our salary jobs  (or at least from my husbands' - see below). 

Get a high quality air purifier/scrubber, seal up(caulk) any cracks or gaps that could be allowing air flow between the units. 

The $550 I paid per month was still less than the $1000 I was paying to live in a tiny, no-frills apartment in Denver prior to purchasing the house, so I looked at it as a savings in "rent"/monthly housing payment but in reality it's a much better deal because you're actually putting that money towards an investment and transitioning from being a renter to being a landlord which is a far more lucrative deal in the end. 

City's are beginning to crack down heavily on STR's and Scottsdale is already enacting new ordinances, limiting the number of guests you can host and fines starting at $1200 increasing to $2500 should the police visit due to a complaint. 

Many states are cracking down due to the number of sellers being victimized.

That $1500 rebuilt transmission or $3000 for a cracked engine block?

I guess it would be better to just pay extra to have new pictures taken, or at least for the ones for the out side.The cost to reshoot photos is tiny compared to the loss in sales price for using what you have, definitely make that happen.

When we turned the water on, we quickly found the cast iron sewer pipe from the upstairs bathroom had a crack in it running for about 15' feet.

I've personally not witnessed much stone/masonry going bad, EXCEPT grout, ie: block grout, brick grout etc and then of course shifting/cracking.
