Even still, what you're saying here doesn't really disprove my point - I understand that you may vet your tenants thoroughly, but I'd imagine that if you saw one of them sparking up a crack pipe you'd shut it down immediately, no?

For example a purchase money first on a new home is very different then an HOA lien on a 50 year old property that has had 10 owners.We've had well over 10,000 customer buy properties at trustee sale over the last decade, and while we've recommended every single one do thorough title research, we usually only get reports of 1 or 2 bad outcomes a year - and those have been due to the customer doing no additional research at all despite that recommendation

Now you have to upgrade to the more thorough test and of course they are more likely to find traces of "M" in any of the wet/plumbed areas of the unit.
