Im wish i could say i want but right now i need a decent contractor i had a potential deal under contract but my "partner" /contractor pulled out last minute.

I am not big on regular office because in down cycles people go to running the office out of their home or move to cheaper warehouse space for rent per sq ft.You could put the property under contract with a long due diligence if seller will allow it for little to no non-refundable earnest money.

@Tom Gimer - a comment I want to add is I only buy notes which have title insurance and the sales contract from the seller also includes language that the note is a first position redeemable and valid note.
