I'm mostly interested in buy and hold investing for both single-family and multi-family units as well as learning more about creative investing and wholesaling. 

My broker sent me a really good deal that includes a few houses, a quadplex and 1 office building. The numbers look good but i'm worried banks will shy away from doing loans on properties like this...  how do banks lo...

As an operator of a turnkeyesq product I have a unique point of view about this topic.I think it is a good idea for you to look at the property, the neighborhood & hire an inspector on your 1st purchase.

Good to hear that most of your numbers are similar.Most 4-plexes and condo/town homes in Houston under 4 units have higher HOA fees single family.  

My husband and I have amassed a fairly significant amount of cash and we're interested in starting with 2 single family homes or small multifamily properties and within the next 2 years, turning our current residence into a rental.
