(Probably worse because I've got court fees and likely repairs to make.)There are several upsides to all of this: (1) They are my worst tenants, once they are out my life will get a lot better (Pareto principal and 80/20 rule); (2) I'm learning the eviction process, so it's kind of fun for me (I'm a lawyer, so I'm probably enjoying it more than I should); and (3) I've taken yet another lesson in the school of hard knocks but it's unlikely I'll make this screening mistake again.The weird thing is that I'm not even really that mad about all this.

If I end up having to pay it, fine, I'm not so much concerned about that as I am if the property manager was irresponsible in doing this, so that it doesn't happen again.Bloomington is a great place for rentals, I own in an area more populated by community members and graduate students so I've had pretty good tenants, including a married PhD student/professor who stayed for 3+ years.

I did rent to one couple that moved here and rented the house sight unseen and without a job in the area (but with a year's worth of savings for living expenses and GI Bill benefits for housing while he went school part time).

I was curious to know if I should take courses as a loan officer at a real estate school to get a better understanding on how owner finance and wraparounds works to help me with sellers in order to become a better negotiator.
