Part-timer with capital needs funding

Hello I am new to RE investing and have a financing question. I work part time hours -- usually 30-35 per week, while I'm going to school full-time. I was thinking of boosting my hours up to 40 to qualify for a traditional loan (VA loan in my case). However, I was interested in hearing any suggestions someone may have of ways to get financing for someone in my shoes.

I'm looking for multifamily properties under 70k. I have 60k in capital but do not want to use my own money (half of it is retirement money anyway), hence why I'm interested in using the VA loan (too good to pass up). I have zero debt. No car payment, no student loans, no mortgages, etc.

Any thoughts or comments much appreciated. Even if it's to tell me to wait until I finish school : ) ... I'll graduate next May.

Having no debt and good savings is a great start. There are a number if ways to get financing besides conventional, FHA, and VA loans. You can get owner financing, buy subject to, use partners, private money loans, hard money loans, etc. Don't wait, just make sure you have the knowledge to buy right.
